A fully equipped comfort kitchen with a cosy seating area. The highlight is direct access to the covered south-facing terrace – perfect for a relaxed outdoor breakfast or a barbecue evening.
Cooking: 4-ring electric hob, extractor hood, fridge with freezer compartment, microwave, coffee maker and kettle. Full set of dishes, cookware and cutlery.
Living: The high-quality sofa bed provides two additional full sleeping spaces when needed.
For families: A cot and high chair are available for our youngest guests.

Location & Surroundings
The Messnerhof estate is set in a scenic hillside location on the outskirts of Bolzano, offering sweeping views over the city. Here, Alpine nature blends perfectly with Mediterranean charm.
Close to the centre: The vibrant centre of Bolzano is just 2 km away and can be reached via a leisurely 20-minute walk along the picturesque Wassermauer Promenade beside the Talfer river.
Hiking & Nature: Trail no. 3 to the Rittner mountain passes directly by the estate. In addition, three nearby cable cars provide quick access to the South Tyrolean plateaus.
Mobility: Only 400 m to the nearest bus stop and 600 m to the cycle path. The Bolzano Nord or Sud motorway exits are both just 6 km away. The Messnerhof estate is located in the St. Peter district on the northern edge of Bolzano, at the entrance to the Sarntal valley between the St. Anton bridge and Runkelstein Castle — just minutes from the centre and surrounded by vineyards.

Arrival & departure: The apartment is ready from 15:00 on the day of arrival. On the day of departure, we kindly ask you to leave the apartment clean and tidy by 10:00.
